We have flats of different areas can you share your excel sheet for the same.
Also does a 1bhk pay more maintenance than a 2bhk flat. There is some miscalculation shown by our committee members wherein 1bhk flat pays almost Rs. 400/- more than a 2bhk. Please let me have your excel sheet so I can discuss with the committee. Thank you

1. Direct from builder
2. Third party handover ( builder, AOA and authority)
3. Legally
If we adopt 2nd option only for CAM handover what may future drawback.

It is advised that is anyone in society having legal know person then do direct from builder . Do not allow third party at hand over . First take full control of society docs and others in hand then do what best with your society members agree

Sorry for delay reply but that 10 flat expense to be born by builder or total maintenance needs to bare till all sold by builder .

1) What is the diff. b/w Apartment Association and Cooperative Housing Society?

Sir, My society collected rs. 120 per flat as gst in the yearly maintenance bill in last year as well in current year...total there are 76 members ...as the amount is small nobody actually cared to ask them...our yearly maintenance bill is around 10k-12k...any idea what can be these charges and can you guide how to question them?
Hi , Ask them why they are changing gst ? If it cross per flat 7.5 k or total society collection 20 lac per month . Even you can take guidance from any commercial or CA and ask .

Sir, I'm a shop owner in a cooperative housing society. The committee is charging all shops double rate of maintainance on square feet than residential flats. There is no extra facility given to shops like security, electricity, water etc. Is it legal? If not what can be done?
Is it agreed in AGM .? If not write an application with all shop owner for such double charge without taking concern . You needs 3 application and then inform them to apply to register office .

Thanks, First discuss with them because some activities in which first floor require rest not and you are living in society so needs to support each other and make common decision for all .
can the big flat owner who will pay more for the +common area can restrict other flat owner to enjoy the common space? as the bigger space come with big flats and they paid more to buy the flats and when it comes to enjoying the big common space, every one goes for walking? so can the big flat owner ask for usage charges?

All 2 BHK flat area 905sqft super BILUDUP as per society quarterly Bill
& for all 3 BHK area 1105 sqft
For 2BHK per Flat Rs.94764 & 3BHK per flat Rs. 115707. This is based on Sq ft . But I do not know what repairing done . Because some repair not justified per sq ft but per flat . So you have concern for that then segregation of such cost .

First time maintenance is for security deposit if so you pay but if only maintenance charges then you need not pay

Common area and facilities available in common area are enjoyed by every resident equally . Recovering cost of maintenance of common area based on size of the flat is unfair. That is like following principle of taxation, more income ,pay more tax.,
